ORLANDO, Fla. – [June 20, 2025] – Dr. Phillips Charities has broken ground on a new multi-story office building in the heart of the Packing District, continuing its long-standing role as a place-based philanthropist and land steward in Central Florida.
Located at the southeast corner of Princeton and Orange Blossom Trail, the building will offer Class-A office space to meet the growing demand for high-quality workplaces in one of Orlando’s most dynamic and historically rooted communities. It will welcome a range of tenants, including companies and organizations helping shape the future of Orlando, whether through innovation, community engagement, sustainability, or economic growth. In furthering Dr. Phillips Charities’ commitment to community impact, one floor will be dedicated to nonprofit tenants, with flexible leasing options available to mission-driven groups seeking a collaborative and accessible workplace.
“We view this not simply as a construction project, but as a way to shape a place where commerce, culture, and community thrive together,” said Ken Robinson, President and CEO of Dr. Phillips Charities. “Every step we take in the Packing District is strategic and with the intention to preserve history, foster opportunity, and honor the legacy of Dr. Phillips.”
The new office building joins a growing list of community assets in the Packing District, a 202-acre neighborhood built on historic citrus land owned by Dr. Phillips Charities. The district is quickly becoming a destination for residents and visitors alike, with signature spaces like the Leonard and Marjorie Williams Family YMCA, the Great Southern Box Co. Food Hall, High Point Climbing & Fitness, The Brix Townhomes by Toll Brothers, The Cannery and Citron Apartments by Embrey, and more.
With Welbro Building Corporation as the general contractor and HuntonBrady Architects as the designer, the space will feature sustainable design, flexible floor plans, and welcoming community gathering areas. Construction is expected to be completed by summer 2026. For leasing inquiries, contact Iris Segal at Dr. Phillips Charities at info@drphillips.org.

About The Packing District
The Packing District is a 202-acre transformational project centered at the intersection of Princeton Street and Orange Blossom Trail in Orlando, preserving and recapturing a defining part of our community’s history while providing a vibrant base of living and commerce. Historic buildings are being repurposed, integrated with new uses, and connected to dedicated public spaces by a new and bold plan for urban trails and a new 100-acre public park, The Grove (gifted to the City of Orlando) dedicated to health and wellness, education, arts and community, and sustainability. Preparations began to ready the site for construction in 2018. Since then, construction has continued, with the project continuing to mature over the next 10-15 years.
